Planning Report: ZA05-04 Modify Chapter 16 Mobile Homes Lakeside Homes, Inc. operates a mobile home park located at 1200 Foss Road. City Staff was approached by a homeowner in the Lakeside Homes development who was concerned about the proximity of an adjacent home. Furthermore, the park owners, Ms. Beverly and Mr. Andy Aplikowski, are considering a paving and fire hydrant upgrades to their property. Recent conversations between the Aplikowskis and City Staff have generated concerns about compliance with the City Code. The property was developed in 1963, after the adoption of the Mobile Home Ordinance (Chapter 16). Staff will review two issues: home proximity and street width. City Staff recommended the following changes to the City code: 1) There shall be a minimum distance of five feet between the mobile home and the front or street line of the unit. 2) There shall be not less than 25 feet of space between mobile homes in two directions and 10 feet of space in two directions. 3) Each unit shall abut on and have access to a street which shall be: At least twenty-five feet wide between gutters. The report has been sent to the City attorney for review and will be presented before the Council on May 24, 2005. Ms. Aplikowski, owner of Lakeside Homes, 1200 Foss Road, addressed several questions by the Commission regarding lot size, home width and location, location of decks and sheds. She stated that the county code requires ten feet between buildings and that sheds must be six feet away from the mobile home and ten feet from the nearest home.
