Gundlach replied that <br /> the Commission's recommendation was to rezone that property to B4 and it will be going <br /> before Council. Howard asked if this application is moved forward by the Commission if <br /> it would include the 721 Old Hwy 8 NW. Gundlach replied that the action to be taken at <br /> this meeting is to be on 715 Old Hwy 8 NW General Development Plan. She added that <br /> Council will consider all the properties issues at the next Council meeting. <br /> Motion by Baker, Second by Howard to CLOSE THE PUBLIC HEARING. <br /> 4 Ayes, 0 Nays, MOTION CARRIED. <br /> Motion by O'Keefe, Second by Howard to Motion to waive the reading and adopt the <br /> attached resolution recommending approval to the City Council based on the <br /> following conditions: <br /> 1. The applicant submits a revised site plan reducing the building by an additional <br /> 200 s.f. to meet the parking requirements of Section 11-030 (3). <br /> 2. The applicant revises the proposed ground sign to meet 10' setbacks from both <br /> Old Highway 8 NW and 7th Street NW, or eliminate the sign. A Permanent Sign <br /> Permit will be required prior to construction of this sign. <br /> 3. The Grading & Utility Plan is revised whereby the water service connection is <br /> made from 7th Street NW rather than Old Highway 8 NW. This water service <br /> should be installed within 10' of the storm sewer and be located within the same <br /> trench. <br /> 4. The Grading & Utility Plan is revised whereby a single sanitary service is <br /> provided to the building, rather than the 5 depicted on the plan. <br /> 5. The Grading & Utility Plan includes a manhole structure where the storm sewer <br /> connection is made off of 7th Street NW. <br /> 6. Additional screening, in the form of plant materials, is incorporated into the <br /> landscape plan along the eastern yard as feasible and at the recommendations of <br /> the City Forrester. <br /> 7. All other recommendations of the City Forrester are implemented into the <br /> Landscaping Plan. <br /> 4 Ayes, 0 Nays.
