Page 1 <br /> PLANNING REPORT <br /> DATE: July 19,2005 <br /> CASE: VN05-03 / NC05-03 <br /> SUBJECT: Front yard setback variance and Type 4 Non-conforming use permit to <br /> expand the existing single family home at 2830 Forestdale Road <br /> APPLICANT: David Long, of Murphy Brothers <br /> REQUEST <br /> To hold a public hearing and consider a request for a Variance to the front yard setback and a Type 4 <br /> Non-conforming Use Permit in the R-1, Single Family Residential district. <br /> The subject site has a single family home that encroaches into the front yard setback;the owners wish <br /> to add a family room in the back. Any expansion of a non-conforming structure requires a Type 4 <br /> Non-conforming use permit. <br /> The owners also wish to add a third stall on their garage which would encroach into the required 30 <br /> front yard setback by 12 feet; the new garage wall would be only 18 ft. from the front instead of the <br /> required 30 ft.
