The applicant's <br /> submitted statement notes the curve of the street as contributing to the original construction and <br /> concludes that the proposed improvement will neither be visually nor practically disruptive to the <br /> overall design of the neighborhood,or a detriment of any kind to the neighboring property owners. <br /> While I agree that the curve of the Forestdale Road right-of-way probably made for a challenging site <br /> design when the home was originally constructed,the lot is a large parcel and I believe there is <br /> enough room to for the owner to redesign the site plan that observes the front yard setback. <br /> Furthermore,while the third stall on the garage will not pose any traffic safety issues,the building <br /> bulk will be very close to the street and very apparent from an aesthetic perspective. <br /> There are other possible designs that the applicant could consider to achieve their goal of a third <br /> garage stall. The Planning Commission should deny the variance request for the front yard <br /> setback. <br /> STAFF RECOMMENDATIONS <br /> 1. Waive the reading and adopt the attached resolution recommending approval of the Type 4 <br /> Non-conforming Use Permit for the laundry and family room additions only to the City <br /> Council. <br /> 2.
