RESOLUTION NO. <br />07-037 <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br />RESOL <br />MAKING FINDINGS OF FACT AND APPROVING A SITE PLAN. <br />THERE , an application has been made by Ryan Companies on behalf of Dalco Enterprises, Inc. <br />for co deration of a Site Plan application in order to construct an addition consisting of 48,840 <br />s.f. of ehouse space complimenting the existing building at 300 5~' Avenue NW. <br />WHERE, ,the procedural history of the application is as follows: <br />1. An pplicatian for a Site Plan Review was received on March 30, 2007. <br />2. Th lanning Cammission reviewed the request an April 17, 2007. <br />3. Th lanning Commission recommended approval of the Site Plan application. <br />4. Th ity Council considered the request on April 24, 2007. <br />~HI;RE ,the Planning Commission and City Council make the following Findings of Fact with <br />respec o the Site Flan (LP2007-005): <br />1. Th property currently contains atwo-story 77,428 s.f. building consisting of office and <br />w house uses. <br />2. Th property is zoned I-2, Heavy Industrial. <br />3. Th roperty is guided in the Comprehensive Plan for Business Park <br />4. Th property is legally described as follows: <br />Lo ,Block 2, BRIGHTON CORPORATE PARK VII <br />S. Th existing property area is 3.24 acres. <br />6. Th proposed expansion property area is 2.15 acres. <br />7. Th property to the direct west consists of 2.0 acres, is a farmer superfund site, is owned by <br />the ity, but is leased to the applicant on a long-term bases. <br />$. Po plat of BRIGHTON CORPORATE PARKVII the total praperty area is 5.39 acres. <br />9. In ding the total property area of 5.39 acres, post-plat, and the property area of 2.0 acres to <br />the irect west, the site area exceeds 7 acres. <br />10. Th Planning Commission recommended approval for a Site Plan in accordance with Zoning <br />Or Hance Section 8-010, subject to conditions. <br />11. Th City Council concurred with the Planning Commission's approval of the Site Plan. <br />12. Th Planning Commission and City Council reviewed building setbacks, parking setbacks, <br />re fired # of parking stalls, floor area ratios, building height, off-street loading/unloading <br />re irements, performance standards, landscaping and signage and found the proposed <br />ex sion to fully comply with all requirements of Section 6-150 and Chapter 11 of the <br />Zo ng Code. <br />13.
