Approved
more parking that is required, the issue is if the Commission thinks it will be a problem to
get to the southern stalls if there is congestion on the site. Baker replied that the proposed
configuration does make the fourteen lots on the southern side of the building unusable.
O’Brien asked how many staff vehicles are parked at the southern lot on a typical day.
Brown replied that six employees park there at any given time. Zisla asked the applicant
what happens to the parking in the southern lot when customers are backed out onto
Innsbruck, does it fill up. Brown replied that most customers decide when they see how
long the line is if they are going to park to come into the restaurant and most customers
park in the northern lot, rarely do they park in the southern lot. O’Brien added that if a
customer decides not to wait in line, they can pull out through the northern lot.

Motion by Zisla, Second by O’Brien to
WAIVE THE READING AND ADOPT THE ATTACHED
LP2004-004
.
RESOLUTION RECOMMENDING APPROVAL OF

4Ayes, 1 Nays,
MOTION CARRIED.

LP2006-005, VN2006-002 Site Plan Review, Building Setback
Public Hearing:
Variances, and Parking Setback Variances to Allow Redevelopment of the Existing
Marv’s Transmission Site
The applicant is requesting a Site Plan review and a number of Variances, including
building setback and parking setback, in order to redevelop the existing Marv’s
th
Transmission site located on the northeast corner of Old Highway 8 NW and 7 Street
NW, just south of City Hall. The City has since purchased the property and called for a
Request For Proposals (RFP) to gage interest in redevelopment of the site. The only
response to the RFP was by the applicant on the proposal now requested. The applicant
is now working with the City to process a site plan approval, negotiate a development
agreement, obtain environmental approvals, and establish a tax increment financing
district.

O’Keefe inquired if in the B4 zoning district if a pedestrian entrance is required off Old
Hwy 8. Gundlach replied that she did not know if the B4 requires it. O’Keefe inquired if
it was discussed among staff at all.
