Page 4 — April 24, 2007 New Brighton Council Minutes <br />ity Planner, Janice Gundlach gave an overview of the site plan <br />pplication, explaining an outdoor patio addition would be constructed at <br />he north end of the building. A similar proposal was submitted in 2005, <br />owever the applicant had decided not to follow through with that plan. <br />The proposed patio will be approximately 2350 square feet. The special <br />use permit is required to allow for outdoor dining. The Planning <br />Commission held a Public Hearing, in which they recommended approval. <br />*Because there were less than 4 councilmembers in attendance, this item will be voted <br />on at a continuation of this meeting to be held Thursday, April 26th. <br />4. City of New Brighton, Preliminary and Final Plat (PL2007 -002, <br />FP2007 -002), including Easement Vacations (EV2007 -001) for <br />area located at the NW corner of 1St St NW and 5th Ave NW, 1 -2 <br />Heavy Industrial District, creation of two lots on one block to <br />be known as BRIGHTON CORPORATE PARK VII. <br />Report No. 07 -089. Resolution No. 07 -032 and 07 -033. <br />ity Planner, Janice Gundlach gave an overview of the preliminary final plat. The <br />ity has requested the property be platted in order for it to be sold for <br />redevelopment. In this proposal, two lots would be created, the first being a <br />development of a new multi- tenant office/ showroom /warehouse building, and the <br />other to be sold to Dalco Enterprises. It was explained that several easements <br />would need to be vacated. Ms. Gundlach explained this would provide for cleaner <br />titles as well as address duplicate easements. <br />Genevieve McJilton, representing Ryan Companies explained that the Attorneys <br />have drafted an easement and are waiting for a response from the EPA. <br />Motion by Council Member Hoffman, seconded by Council Member Bauman to <br />adopt the resolutions approving a preliminary and final plat to be known as Brighton <br />Corporate Park VII and the vacation of easements. <br />3 Ayes - 0 Nays, Motion Carried. <br />S.
