i <br /> <br /> <br /> <br /> RESOLUTION No. 07-067 <br /> STATE OF MINNESOTA <br /> COUNTY OF RAMSEY <br /> CITY OF NEw BRIGHTON <br /> <br /> RESOLUTION MAKING FINDINGS OF FACT AND RE-APPROVAL OF A SITE PLAN AND APPROVAL OF A <br /> SPECI USE PERMI'T' ALLOWING FOR AN AMENDMENT TO PREVIOUSLY APPROVED GENERAL <br /> DEVEL PMENT PLAN GP2006-001. <br /> WHERE , an application has been made by TimberCraft Enterprises, Inc. to allow for an <br /> amend ent to General Development Plan GP2006-001 allowing for the addition of a 2,778 s.f. <br /> 2nd stot-V to be used for storage purposes and also to re-approve the Site Plan that was approved <br /> on August 22, 2006 and expired on February 22, 2006. <br /> WHERE , the procedural history of the application is as follows: <br /> 1. he City Council approved a Rezoning and Comprehensive Plan Amendment for the <br /> roperty located at 715 Old Highway 8 NW rezoning the property from B-2, <br /> eighborbood Business to B-4, Downtown Business and re-guiding the property from <br /> ow Density Residential to City Center. <br /> 2. The City Council approved a Site Plan and General Development Plan on August 22, <br /> 006 for Timbercraft Enterprises, Inc. allowing development of the site located at 715 <br /> ld Highway 8 NW with a one story office building of approximately 5,800 s.f. and <br /> ssociated surface parking, which is documented in Resolution 06-083. <br /> 3. imbercraft Enterprises Inc. submitted for a Special Use Permit and re-approval of a Site <br /> ?Ian on May 23, 2007. <br /> 4. he Planning Commission, pursuant to published and mailed notices, held a public <br /> Baring on June 19, 2007 to consider the Special Use Permit. All present were given a <br /> Nance to freely speak at the hearing. <br /> 5. ~ocumented June 19, 2007 the Planning Commission considered re-approving the Site Plan <br /> under Resolution 06-082. <br /> 6. The City Council considered the requests at their June 25, 2007 meeting. <br /> <br /> WHERE s, the Planning Commission and City Council make the following Findings of Fact with <br /> respect to SP2007-005 and LP2007-008: <br /> 1. The property is located at 715 Old Highway 8 NW and is legally described as follows: <br /> The South 22 feet of Lot 19 and all of Lots 16, 17 and 18, Block 4, along with the West <br /> half of the adjoining vacated alley, First Addition to New Brighton, Ramsey County, <br /> Minnesota. <br /> The property consists of 18,695 s.f. or 0.43 acres. <br /> .
