11rWM01(GAT1"N Report Number 07-183
Azenda Section VI-2
t/1e city that works foF you _Report Date July 19, 20.07
Council Meetin Date Jul 24 2007
REQUEST FOR COUNCIL CONSIDERATION
ITEM DESCRIPTION: Approval of Relocation Clairn by Carroll Distributing and Construction
Supply
DEPARTMENT HEAD'S APPROVAL: Grant Fernelius, Director of Community Development
CITY MANAGER'S APPROVAL:
No comments to supplement this report l// Comments attached
Recommendation:
Authorize payment of $47,770.50 to Carroll Distribution and Construction Supply, Inc. for
relocation costs related to the City's acquisition of the Kilkenny property.
Legislative History:
February 8, 2005 - Council approves agreement with Kilkenny LLC for acquisition of property
at 1300-20 Old Highway 8 NW (leads to closing on April 15, 2005).
0 Financial Impact:
This expense will be charged to Tax Increment Financing District #31, which covers the west
side of the Northwest Quadrant.
Explanation:
Carroll Distributing and Construction Supply was a tenant in the rear portion of 1320 Old
iighway 8 NW, which the City acquired in April 2005. This was the northern of the two
industrial buildings formerly owned by Kilkenny LLC. Carroll Distributing had a difficult
challenge in finding a suitable relocation site, and staff allowed the tenant to remain until January
2006, when operations were moved to a location in Blaine that the company purchased.
Statutes allow up to 18 months for relocation claims to be submitted. Our relocation consultant,
SRF Consulting Group, determined that Carroll had requested payment within the allowable
timer period. SRF found, however, that some of the expenses were ineligible, and recommends
$47,770.50 as the total payment, as indicated in the attached letter.
. David W.
