The plan will minimize total impervious area of a development by one or a combination of the <br /> following: <br /> 1. Locating parking areas beneath buildings, <br /> <br /> di 2. Minimizing building footprints by adding stories, or <br /> f 3. Using pervious paving materials rather than traditional asphalt and concrete for parking lots, <br /> roads, sidewalks, and driveways. <br /> C. The plan will limit the connectedness of impervious surfaces and direct runoff into vegetated <br /> a landscape areas. This may include sloping driveways, sidewalks and streets to drain runoff to <br /> lawns or vegetated swales. <br /> D. The plan will include a variety of trees and native plant materials such as Cattails, Blue Flag Iris, <br /> Sedge Grass and Common Reed to capture rainfall through absorption or evaporation and provide <br /> roots for infiltration purposes, <br /> (3 Screening of Parking Areas. Wherever a parking lot faces street frontage, such frontage shall be <br /> screened by a combination of hedges, ornamental railings, walls, bollards, trees, and other methods to <br /> screen parking lots from pedestrian spaces while maintaining eye-level visibility. Such screening shall <br /> be maintained at a height of between 2-1/2 feet and 3-1/2 feet. Such screening shall meet the setbacks <br /> required by the applicable Build-to Line. Overstory trees are allowed within this screening area, as <br /> long as the canopy of the tree is at least 7 (seven) feet above the ground to allow open visibility <br /> between the parking area and street frontage, under the tree canopy. If plantings are included in this <br /> screening area, the area must be a minimum of 6 feet in width to allow adequate room for plantings <br /> and snow storage. <br /> (4 Parking structures. <br /> A. Parking structures shall maintain setbacks required for buildings as described in this article. <br /> B. Openings in a parking lot structure that face a street or public open space, must be screened with <br /> slats, grating, screens, glass, or other architectural treatment to buffer substantially the visual <br /> I impact of vehicles parked in the structure. <br /> it <br /> St . 6-720.
