Parking Requirements. <br /> (1)1 !Off-street parking shall be provided at a ratio of four spaces per thousand square feet of floor area of <br /> retail, commercial and office development. For the purposes of this section net floor area shall mean <br /> floor area minus hallways, bathrooms, lobby, lunch/break rooms and the like. <br /> (2)! Parking for residential units in the NWQ District shall be provided on site, and shall be calculated as <br /> d follows: <br /> IA. Townhouses: two spaces per unit plus one visitor space per four units, so that there are at least two <br /> I visitor spaces within 200 feet of every unit. <br /> ?B. Other multi-story multi-family: 1.5 spaces per unit, plus one visitor space per four units. <br /> 1C. Multi-family devoted exclusively to seniors aged 55 years and older: 1.1 spaces per unit, plus one <br /> i visitor space per four units, located so that the majority of visitor spaces are within 100 feet of the <br /> J entrance to the building. <br /> (3 Residential parking spaces shall be specifically reserved for the use of residents and visitors only, <br /> 9 separate from any commercial, office, or other uses on site or nearby, and shall not be counted as part <br /> i of any shared parking or joint parking arrangement. <br /> (4 Parking for restaurants shall be calculated as required in Chapter 11 of this code.. <br /> (5 If present, on-street parking directly in front of a given building or lot shall count toward fulfilling the <br /> i total parking requirement. <br /> (6 On-grade parking is prohibited in the front yard directly in front of a building, except in areas <br /> designated with a Build-to Line B, requiring a maximum setback of 44 feet. Parking shall be provided. <br /> to the side or rear of buildings in mid-block areas. <br /> (71 Where parking fronts a street the maximum parking lot width shall be seventy (70) feet measured at <br /> the lot frontage. Parking in driveways at the rear of townhomes may be counted towards the <br /> requirements of this ordinance if it does not interfere with other traffic movement. <br /> (8) Parking areas on private property shall be prohibited within fifty (50) feet of the intersection of the <br /> i right-of-way of any streets within the NWQ District. <br /> <br /> S 6-750. General Provisions. I <br /> !r <br /> (1 Building Design: ! <br /> A. All buildings in the NWQ District shall be designed to accomplish the goals and policies of the <br /> Comprehensive Plan and the Northwest Quadrant Framework plan. <br /> I <br /> B. 1~arade treatments. <br /> 1. Commercial/mixed-use buildings in the NWQ District shall address the street with windows, <br /> prominent entrances, and unique corner treatments. <br /> 2. Commercial/mixed-use buildings in the NWQ District shall have a well-defined base, middle, <br /> and top. <br /> 3. The primary facade(s) of buildings of forty (40) feet or more in width shall be divided <br /> architecturally by means all or a combination of the following: <br /> a. Significantly different materials or textures, or <br /> b. Division into storefronts with separate display windows, or <br /> c. Ornamental features such as arcades or awnings, or <br /> d.
