All buildings shall be constructed of high-quality materials and utilize <br /> green, sustainable building practices through the demolition, site preparation, construction, <br /> operation and maintenance phases of the building cycle. <br /> 9 1. Primary building materials. Primary building materials shall cover at least 60% of the fagade. <br /> These materials may include brick, natural stone, precast concrete units, decorative block of <br /> dimension, color, and texture that resembles brick, or glass, and must be integrally colored. <br /> 2. Secondary building materials. Secondary building materials shall cover no more than 30% of <br /> 9 the fagade. These materials may include decorative block, stucco, cement board siding, or <br /> architectural metal panels. <br /> 3. Accent materials. Accent materials shall cover no more than 10% of any of the building's <br /> facades. These materials may include door and window frames, lintels, cornices, architectural <br /> I metalwork, glass block, copper flashing, or similar materials. <br /> 4. For townhouse buildings the primary materials described above shall cover at least 30% of the <br /> I ° fagade, the secondary materials shall cover no more than 60% of the fagade, and accent <br /> materials no more than 10% of the fagade. <br /> (3~ Landscaping. <br /> A. All land area not occupied by buildings, parking, driveways, sidewalks, or other hard surface shall <br /> be sodded or mulched and landscaped with approved ground cover, flowers, shrubbery and trees. <br /> g B. At least ten percent (10%) of the total land area within the perimeter of private parking and <br /> driveway areas shall be landscaped. Landscaped areas provided within the build-to line may be <br /> credited toward this 10% landscaping requirement on a square-font-for-square-foot basis, for up to <br /> half of the 10% requirement, or 5%. <br /> C. Parking lot landscaped islands shall be a minimum of one hundred fifty (150) square feet in area <br /> and include at least one overstory or evergreen tree meeting the requirements of this ordinance. <br /> ID. Where parking abuts the site perimeter there shall be provided at least one overstory tree per <br /> twenty-five (25) feet of site perimeter. <br /> j J At least one overstory tree shall be provided for every five hundred (500) square feet of <br /> landscaped area on the entire site. <br /> I F. The landscape plan shall include a full complement of overstory, ornamental and evergreen trees, <br /> shrubbery, and ground covers that are hardy and appropriate for the locations in which they are <br /> j planted, and which provide year-round color and interest. <br /> ! E <br /> G. For parking areas abutting I-35W or 1-694, there shall be a landscape buffer to height of 3 (three) <br /> feet, consisting of berms, shrubbery, ornamental trees, or a combination, that will screen the view <br /> 1 of automobile headlights from the highways. <br /> (4~ Signage. <br /> ° <br /> J A. All signs erected on any building or land within the NWQ District must comply with the standards I <br /> j of this section and of this Title. <br /> ' B. Wall signs: <br /> 1 <br /> 1. Wall signage is allowed on buildings in the NWQ District within a horizontal band no more <br /> than three feet (3') in height, at least eight feet (8') and no more than fifteen (15') above the <br /> ground. <br /> p <br /> 2. Wall signage may be either: <br /> a.
