C. Ground level design. ComxnerciaUmixed-use buildings in the NWQ district shall use a <br />combination of the following methods to distinguish the ground floor from upper floors: <br />1. An intermediate cornice line, <br />2. Use of different building materials or detailing on the ground level, <br />3. Awnings, trellises or arcades, <br />4. Windows <br />5. Clearly defined entrances <br />6. Pocket parks, outdoox cafe seating, and plantings. <br />D. Rear facades and entries. <br />1. Where parking is located in the interior of a block, rear entrances shall be designed and <br />improved to create a safe and welcoming environment including the following elements: <br />a. Signs as regulated by this Chapter, <br />b. Lighting as regulated by this Chapter, <br />c. Canopies, <br />d. Windows. <br />2. Whexe parking is located in the interior of a block and no xear entrance is provided, a lighted <br />walkway, small identification signs and a directional sign to the front of the building shall be <br />provided. <br />E. Roof design. To add visual interest and individuality to buildings in commercial and mixed use <br />areas, roofs on commercial and mixed-use building types shall use high quality durable material <br />sand shall incorporate at least one of the following elements: <br />1. Varying roofheights and cornices within an otherwise unified design scheme. <br />2. Roof line changes to note entrances or commercial bays. <br />3, Contrasting roof lines at street corners. <br />F. Drive-through and accessory structures shall be constructed from the same materials as the <br />primary building in similar architectural quality and style. <br />G. Mechanical equipment. Rooftop and ground ;mounted mechanical equipment shall be completely <br />screened from view from adjacent properties, streets and open spaces. If a screening material other <br />than the parapet wall is proposed, the equipment shall be grouped within a single enclosure and <br />the screen shall be designed with durable materials compatible with the architectural treatment of <br />the principal building. <br />H. Seivice, Loading and Storage Areas. Loading decks, truck parking, mechanical equipment, trash <br />and recycling collection, or other service functions shall be incorporated within a campletely <br />enclosed building or screened from eye-level view of public streets, public open spaces, and <br />adjacent properties with walls of similar materials and design as the principal building. Landscape <br />materials shall also be incorporated into such screening to a height of at least six feet. Adequate <br />space shall be provided on site for recycling collection and equipment. <br />I. Residential Uses on First Floor. Whenever residential uses are included on the first floor of a <br />building of any type, the fn•st floor elevation shall be at least 2 feet above the street level adjacent <br />to it. In addition, each fu-st-floor unit must have an individual private entrance at street level. <br />Building Materials: <br />
