The sufficiency of each phase of the planned development size, composition and <br />arrangement in order that its construction, marketing, and operation is feasible <br />without dependence upon any subsequent unit, <br />f. The burden or impact created by the planned development on parks, schools, streets, <br />and other public facilities and utilities. <br />g. The impact of the planned development on environmental quality and on the <br />reasonable enjoyment of surrounding property. <br />7. The Planning Commission and City Council find that the proposal meets the Planned <br />Unit Development standards and criteria established under Sections 7-230 and 7-240 of <br />the Zoning Code. <br />8. The Planning Commission and City Council approve the Preliminary Plat in accordance <br />with City Code Section 26-33. <br />9. The City Council has determined that with dedication of the additional easement <br />recommended by the Director of Public Works/Engineering, the Final Plat of <br />TRANSOMA ADDITION meets of plat requirements and should thus be approved. <br />Now THEREFORE BE IT RESOLVED, that based upon the above findings of fact the application for <br />Site Plan (LP2007-009), Planned Unit Development (PU2007-007), Preliminary Plat (PL2007- <br />004) and Final Plat (FP2007-004) are approved in accordance with attached Exhibit B, subject to <br />following conditions: <br />I . Incorporation of the engineering/public works recommendations noted in the memo dated <br />8-16-07, attached to the Planning Report. <br />2. Incorporation of a wall at the north end of the loading dock area to provide greater <br />screening of the loading dock and to comply with Section 6-750 (H). <br />3. Prior to Final PUD approval of the second phase, the applicant must submit for Site Plan <br />approval and Final PUD approval before the Planning Commission and City Council. <br />4. The 2"d phase shall be reviewed in accordance with the NWQ, Northwest Quadrant <br />District standards. <br />5. As part of the Site Plan review of the 2"d phase, the applicant shall provide greater details <br />related to the skyway construction, including but not limited to, materials, signage, and <br />lighting. <br />6.
