Li htin <br />The applicant submitted a Lighting Plan that illustrates 12 sets (two lights per set) of light poles <br />throughout the parking lot. Section 6-750 (5) states that parking lot lighting "shall be located <br />below the mature height of trees located in parking lot islands). The applicant has proposed <br />River Birch and Autumn Blaze Maple tree species within the parking lot islands and light poles <br />30 feet in height. Both trees have a mature height well in excess of 30' and as such staff finds <br />the proposed Lighting Plan to be in compliance with all NWQ district standards. <br />SSign <br />The applicant has not provided any details on the proposed signage. The applicant will be <br />required to submit a separate Permanent Sign Permit and comply with the standards noted in <br />Section 6-750 (4). However, the applicant provided a conceptual wall sign design on the <br />provided rendering, which can be viewed at the meeting. <br />Engineering/Public Works <br />Director of Public Works Grant Wyffels provided a memo outlining several conditions of <br />approval. That memo is attached to this report and made part of the staff recommendation. <br />Public Safety <br />Public Safety officials reviewed the plans and found them to be acceptable. <br />PLANNED UNIT DEVELOPMENT ANALYSIS <br />The applicant is seeking conceptual PUD approval and final PUD approval simultaneously. <br />After consulting with the City Attorney, staff has agreed to this process as the project complies <br />with nearly all NWQ district requirements. However, the applicant is seeking conceptual PUD <br />approval for a second phase. Staff will provide a short description and analysis of the conceptual <br />PUD approval of the 2nd phase at the end of this section. <br />With regard to this proposal, Section 7-230 of the Zoning Code establishes 9 Planned Unit <br />Development standards. Those standards and a staff response is provided. <br />(1) The minimum size for a planned unit development approved under this Article shall be four <br />acres of land area and 30,000 total square feet of gross floor area in the buildings included in the <br />planned unit development. <br />Staff finds this criterion to be met. The site is in excess of 5.5 areas. <br />(2) The property to be included in the planned unit development shall be in single ownership or <br />under the management or supervision of a central authority, or otherwise subject to such <br />supervisory lease or ownership control as may be necessary to carry out the provisions of this <br />Article. <br />Staff finds this criterion to be met. The applicant has indicated the property will be owned by <br />Transoma Medical, Inc. <br />(3)Uses permitted in a planned unit development shall be those permitted uses, accessory uses, M <br />and uses by special permit that are allowed in the zoning classification of the land to be included <br />in the planned unit development.
