The site is located on the east side of <br />Old Highway 8 south of 14th Street NW and is part of the City of New Brighton's Northwest <br />Quadrant Redevelopment Area (NQRA.). Ryan Companies US, Inc. is requesting approval for <br />construction of the 120,000 SF office, site construction and public improvements. <br />The Ryan project team has been working closely with City staff to ensure the project is <br />consistent with the goals of the NQRA and sets the standard for future development. City staff <br />has been guiding the Ryan team through the necessary off-site improvements. A `Term Sheet' <br />between the City of New Brighton and Ryan Companies US, Inc. was previously approved and <br />the attached information is consistent with that agreement. <br />Proper <br />The City of New Brighton currently owns the property that Ryan Companies US, Inc. will be <br />purchasing. Right of way for the loop road will be platted and dedicated back to the City when <br />the plat is recorded. 14th Street NW is currently on public ROW and the regional pond will be on <br />City properly. <br />Site <br />The 5.92 acre site has a proposed 2-story 120,000 SF office building, of which 114,000 SF is <br />leasable tenant space. 454 parking stalls are provided for a parking ratio of 3.98 stalls per <br />leasable1000 SF of building, based on leasable building area. The City's code requires a 4.0 <br />stalls/1000 SF in the future Northwest Quadrant ordinance based on net building area. <br />The landscape plan is consistent with the recently adopted Northwest Quadrant Zoning District, <br />except along the south property line, where the required number of trees would prevent the site <br />from meeting the required parking ratio. <br />0
