Nelson asked about the odds of getting the hotel. Fernelius replied that staff has not yet received any <br />specific financial proposals, but the developers have indicated that they want the land for free. Stang <br />suggested that the hotel is a new concept and the City would have to consider how it will affect the flow <br />of the development. Black replied that staff would have to look at the economics of the site and the traffic <br />flow if the hotel was approved. Benke added that several citizens have been looking for a higher-end <br />hotel and if this hotel is a five-star duality it would benefit the area. <br />Flahave asked whether soil testing had been done on the east side and whether has been determined <br />whether pilings would be needed. Black replied the City has always known that piling would be needed <br />on the East side due to the old Miller Dump and the swamp underneath. He added that the developer <br />would do the structural testing, not the City, since they have a better understanding of where the buildings <br />would be placed. <br />Miscellaneous Developments <br />Brighton Village <br />Black reported that LA Fitness has begun construction and recently the owner for the old Sinclair site <br />came into City I lall asking for an update on the development. He added that Walgreens is no longer <br />interested in the site, since there will be another pharmacy in the small medical clinic. <br />Stang asked whether there has been an update regarding Champps, adding that is an eyesore to the <br />neighborhood. Black replied a patio was approved last spring, and staff has not heard if or when the patio <br />would be built now that Walgreens is no longer interested in the site. Stang reported that LA Fitness has <br />opened a sales office at Silver Lake Road and Mississippi St. Nelson added he found out that this LA <br />Fitness would be one of five in the area. <br />Flahave asked whether staff knows anything about the building being constructed at the old Hubcap <br />Warehouse site. Black replied that Red Stone Builders are the developers and. F. W. Gordon is the <br />contractor. The City Building Official noted several code violations within the building and he posted a <br />"stop work" order. A meeting was called with staff, the developer and the contractor who wanted <br />payment before any of the code issues were addressed, but Red Stone refused. Red Stone has allowed the <br />building to go back to the bank and currently F. W. Gordon is trying to purchase the property, but staff is <br />not sure if they have succeeded. Fernelius added that the City has received several complaints from the <br />residents at Applewood Pointe regarding the building. Stang asked if they are still considering having <br />condos as part of the building. Fernelius replied that F. W. Gordon has expressed interest in using the <br />building as their corporate headquarters. <br />Post Office Buildings <br />Black stated that USFS staff in Denver has been negotiating a lease with Ryan. However, there is some <br />concern that the area used to be a Superfund site but the post office has a clause in its standard lease <br />stating that the site doesn't have nor ever had contamination. The lease is being worked on to change that <br />clause. Benke asked if staff knows about the pile of dirt at the Dalco site. Black replied that Dalco was <br />able to obtain the dirt relatively cheaply and asked for an access agreement to have it brought in before <br />closing on the property.
