Winkels, City Planner <br />RE: SP -75, Clark Pharmacy <br />On November 9, 1976, the City Council took the following <br />action in regard to the above noted application: <br />"Motion by Hardt, seconded by Fisher, to direct <br />Administration to prepare a resolution in accordance <br />with the Planning Commission recommendations; to place <br />a condition in the resolution that the canopy be built <br />up within 5 years or when the Brighton Cleaners sign <br />is changed, whichever is first; and further, that <br />drawings of the sign plan be attached to the resolution <br />and be made a part of the resolution. <br />5 ayes - 0 nayes - carried" <br />A copy of the Planning Commission Recommendation is attached. <br />A drawing has been submitted by the applicant showing <br />the canopy built up. (See attached) The applicant has indicated <br />that the sloped, mansard canopy would create an enclosed balcony <br />type area. Signs would be inset on the canopy and are shown to <br />be of the same size (4' x 161) as the existing Clark Pharmacy <br />sign. <br />Also attached is a resolution which incorporates the <br />Planning Commission recommendations and the Council's direction. <br />The following are comments and items of consideration <br />regarding the applicant's drawing, sign plan and attached resolution: <br />1. The applicants drawing indicates that the future canopy would <br />obscure the lower part of the second story windows. There <br />is nothing in the Building Code that would prohibit the <br />construction of this form of canopy. The Council should <br />consider whether it was their intent that the canopy be <br />constructed in this manner. If this form of canopy is to <br />be permitted, we would suggest that adequate space (perhaps 36") <br />be left between the window and rear of canopy to permit <br />egress in case of an emergency. <br />
