-2- <br />2. Lowering the existing Clark Pharmacy sign per the Planning <br />Commission recommendation, will mean lowering it beyond the <br />bottom edge of the existing canopy although it will not cover <br />any part of the windows either below, or above, it. To <br />accomplish this, the sign must be lowered 18" rather than the <br />14" recommended by the Planning Commission. <br />3. The Planning Commission recommendation calls for uniform <br />sign height and lettering. Since the two existing canopy <br />signs are totally dissimilar there is a problem as to how <br />uniformity will be created when, for example, Dr. Spencer <br />wants to erect a sign. We have chosen to require conformity <br />with the Clark sign which means signs must have a 4' height. <br />4. We have also added a general provision that would allow Clark <br />Pharmacy a sign of the same dimensions as the existing sign <br />if for some reason it had to be replaced, e.g. extreme damage. <br />While this is probably an overly large sign, we have not <br />restricted it to a smaller size because by the time it needs <br />to be replaced (if ever) the other signs may have been <br />changed to conform to it and would be 4' high. <br />5. The resolution reflects a deviation from the Planning Commission <br />recommendation in regards to the maximum size sign that may <br />be erected in the spot occupied by the "Brighton Cleaners" <br />sign. The deviation was made for two reasons: (a) the 4' <br />height is consistent with #3 above in regards to conformity <br />of sign height, and; (b) the length was adjusted to enable <br />the sign to meet the basic guideline of not exceeding 40% <br />of the signab le area, which was calculated on what we <br />assumed the expanded canopy would look like. We would note <br />that while this is in an area of special control, the resolution <br />regulates sign area by this basic 40/ guideline. As noted, <br />the 4' height has been chosen to accomplish conformity and <br />the length dimensions indicated in the resolution have been <br />adjusted to meet the 40/ guideline. <br />6. A provision for a wall mounted sign on the northern section <br />of the building has been written incorporating the Planning <br />Commission recommendation and our choice regarding height <br />conformity and meeting the 40% guideline. <br />
