As written, a <br />64 square foot ground sign would be permitted to identify the <br />building only. The 64 square foot sign would match the basic <br />size guideline for this district, as does the requirement for <br />identifying the building only. This would also accomplish the <br />objective of the Planning Commission as the existing lower <br />panel identifies an individual tenant and m t the building <br />only. <br />8. A general provision on window signs has been written which <br />would encompass the Planning Commission recommendation to allow <br />the Brighton Cleaners sign but would go beyond that to cover <br />the other businesses in the building, allow for changes to <br />window signs and generally allow signs on the same basis as <br />allowed elsewhere. This provision would also allow window <br />signs in the second story windows. <br />9. A general paragraph has been added at the end making the signing <br />subject to applicable Zoning Code requirements. This would <br />include such things as design and construction requirements, <br />general standards, permit and variance procedures, etc. A <br />specific listing of the applicable sections has not been <br />included. <br />10. The applicant has been given the option of removing the canopy <br />and mounting the canopy signs on the wall should he prefer <br />that to modifying the canopy. <br />11. Should there be a provision specifically allowing the Council <br />to extend the 5 year period for modifying the property sign <br />upon a finding of imminent acquisition of the property by <br />the HRA? <br />12. The resolution reflects a desire to generalize the conditions <br />for future signs, particularly for the ground sign and <br />canopy/wall signs, in order to limit the need for further <br />Council reviews. <br />conclusion <br />The most critical items to be considered would appear <br />to be the design or height of the canopy and the size of the signs <br />that may be erected in the future.
