McMonigal T., Architects

STATEMENT

Date: November 7, 2007

To: City of New Brighton

Project: Robert and Jo Norell Residence
1842 Long Lake Road, New Brighton, MN 55112
From: Rosemary - McMonigal Architects 1 sZ

The house at 1842 Long Lake Road was originally built too close to Long Lake Road. The
required setback is 30 feet. The existing house is 27.49 feet back from the road, and a bay
is 26.17 back from the road.
After purchasing the house, Bob and Jo Norell had an addition built in the 1980s, on the
back of the house. At this time, we are proposing to add another addition on the back of the
house. The proposed addition meets the side and rear yard setbacks. We are requesting a
nonconforming use permit to allow the addition to be placed on the house.

. The only way to conform with the front setback is to tear down the house, or to move the
existing house back. This is not a realistic solution.
Robert and Jo Norell have discussed the project with their adjoining neighbors and the
neighbors agree that the proposed work is an improvement to the property and
neighborhood, and does not create a worse condition.

McMonigal Architects, LLc
1224 Marshall Street NE Suite 400
Minneapolis MN 55413-1036
tel 612.331.1244 fax 612.331.1079
www.mcmonigal.com
