r CITY OF NEW BRIGHTON <br />NW QUADRANT <br />REQUEST FOR QUALIFICATIONS <br />JUNE 15,1999' <br />I. REQuEsr <br />The City of New Brighton is seeming qualifications from interested development teams to <br />acquire and redevelop a 90 -acre site located ip the northwest quadrant of the intersection of I-694 <br />and 1-3 5W. The project is large and complex in scope and is expected to be a long term <br />undertaking. <br />DEVELOPMENT OwEcmTs <br />It is the City's objective to facilitate well-planned development of an underutilized and <br />inappropriately developed site. The City of New Brighton, through a coordinated and integrated <br />development strategy, will take advantage of the unique characteristics of the Northwest <br />Quadrant. Planning the site as a comprehensive district, New Brighton will develop it as a high <br />Profile regional center compatible with surrounding land uses, including the new downtown <br />projects and Long Lake Regional Park. The development will minimiadditional truck traffic <br />to the Old Highway 8 Corridor while at the same time bringing it increased visibility and <br />aesthetic value. <br />IL LACAMN AND SITE INFORM4TION <br />A. The site is dominated be Lone Lake and the Long Lake Regional Park on the west <br />and bounded by 1-3 5W on the east and I-694 on the south. <br />B. The area has been industrial and office/warehouse in character. Specific uses <br />range from an asphalt plant, tucking facilities and rendering plants, to a hardware <br />store, offices, a bowling alley and arestaurant among other uses. <br />C. 30 parcels housing appromimately 25 companies <br />D. The zone is zoned Mixed Use. <br />E. Map of area attached <br />F Unique high profile site u ith excellent visibility but indirect access <br />G. The area has recently changed zoning from Industrial to a Mixed use classification <br />H. Approximately 90 acres divided by Old Highway 8 and adjacent to Long Lake <br />Regionil Park <br />L Several large nonconforming existing users will need to be relocated <br />1. Additional environmental issues will need to be addressed <br />K Geotechnical information is not available on the entire site. The driving range site <br />information result has concluded that parts of the site are not well suited to <br />support substantial buildings. However, this may be overcome through the use of <br />special foundation or soil stabilization measures <br />L. No internal circulation at this time. <br />
