SILVER LAKE FLATS <br />5865 Neal Ave. N. #309 <br />Stillwater, MN 55082 <br />• • Daily physical inspection of all areas of Common Areas in order to keep updated <br />on any physical damage which could cause the buildings to become an "eyesore" <br />in the community <br />• Daily on-site presence from approximately 8:00 am - 5:00 pm. We will also <br />randomly walk the complex during evening hours with a special emphasis on <br />Friday and Saturday evenings. <br />• During core hours (8:OOam-5:OOpm), site is staffed by at least 3 individuals <br />• Review and check of exterior lighting systems and entry systems to ensure they <br />are functioning <br />• Notices on vehicles that appear to be inoperable or abandoned have resulted in <br />vehicles being removed. <br />• Repairs have been made in many units in order to enhance the living conditions of <br />residents <br />• We have installed a security system with multiple cameras to allow surveillance <br />of the 2090 building entrances and interior halls. This system is now <br />operational and sign on information has been made available to Officer <br />Paetznick. <br />Future Improvements <br />• The 2090 building is in the nearing the end of the renovation process with plans to <br />have new units available for sale as condominiums by the end of June. <br />• • Marketing to a clientele who are in a position to have a desire and who qualify for <br />ownership of a condo unit is currently in process with a number of sales pending. <br />We see the anticipated shift in clientele as a benefit to the properties and the <br />neighborhood. <br />Our goal is to improve the living conditions for the residents and neighbors by improving <br />the physical conditions of both the grounds, buildings, and the individual units. By <br />remodeling each building and presenting units for sale to individual owners, we hope to <br />increase the individual interests of our renters and owners by helping them to become <br />"stakeholders" in the neighborhood. This will drastically improve the desirability of the <br />property and the neighborhood. We strongly feel that the current implementations and <br />improved tenant screening processes, as well as increased on-site presence will <br />immediately help to make the area more tolerable and quiet and will help to decrease the <br />number of law enforcement "visits" to the site. <br />Per request, 1 am also sending a current tenant listing of the 2100, 2130 and 2160 <br />Buildings, with a list for the 2090 building to follow. <br />Sincerely, <br />Silver Lake Flats, LLC <br />763-786-5914 <br />Rod Martin <br />Office Operations <br />
