The City approved a General Development Plan for Main Street Village on June 26, 20 I and <br />amended the Plan on September 24, 2002. <br />2. An application for a Site Plan Review was applied for on May 2,2003. <br />3. The Planning Commission reviewed the site plan and recommended approval to the City <br />Council of the amendment with conditions on May 20, 2003. <br />4. The City Council reviewed the Planning Commission recommendation and approved the site <br />plan with conditions on May 27,2003. <br /> <br />Now, THEREFORE BE IT RESOLVED, the City Council makes the following Findings of Fact in respect <br />to LP03-04: <br /> <br />1. The subject site is zoned B-4, Downtown Business. <br /> <br />2. The Future Land Use for the site is NB, Neighborhood Business. <br /> <br />3. The proposed office and commercial uses for the site comply with the City's Comprehensive <br />Plan. <br /> <br />4. The building and site design for the proposed building E is compatible with the approved <br />General Development Plan and Amended Plan for Main Street Village. <br /> <br />BE IT FURTHER RESOLVED, the City Council approves the application LP03-04 subject to the following <br />conditions: <br /> <br />1. The landscape plan shall be amended to show screening to mitigate vehicle headlights for the single <br />family homes across 5th Avenue NW. <br /> <br />2. The Site Plan shall be amended so that sidewalks adjacent to parking stalls are wide enough to balance <br />the need for vehicle overhang and to accommodate pedestrian movement. The final width to be approved <br />by the City Planner. <br /> <br />3. Refinement of design approved by City Planner, that provides pedestrian connections between 5th Ave <br />and Co. Rd.
