Farr Development Corporation has duly <br /> applied for approval of its preliminary plan for PRO #19,and <br /> WHEREAS all documents required for the preliminary plan <br /> PRO #l9 have been received and found to be in proper order, and <br /> WHEREAS a public hearing has been duly held on PRD #19, and <br /> WHEREAS the preliminary plan for PRD #19 appears to conform <br /> to the spirit and objectives of Section 11-310 of the New 1 <br /> Brighton Zoning Code <br /> NOW THEREFORE BE IT RESOLVED by the City Council of the City <br /> of New Brighton, That the preliminary plan of PRD #19 is hereby <br /> approved subject to the followng conditions: <br /> 1. That the phasing of erosion.program be ,spelled out; <br /> 2. That fire lanes be indicated at the apartment complex <br /> in accor<(l.ance with the fire department IS position; <br /> 3. That an agreement on the city owned property be executed; <br /> 4. That a ~alk path be shown from North Innt:;bruck Drive <br /> to 14th Street; <br /> 5. That easements across private lots be specified; <br /> 6. That water mains be indicated in accordance with <br /> requirements of city engineer; <br /> 7. That an agreement on apportionment of costs of utilities <br /> and drainage be executed; <br /> 8. That the percentage of apartment units for which <br /> building permits may be issued shall not exceed the <br /> percentage of single family and cluster homes constructed <br /> plus 25% and the percentage of town houses for which <br />I building permits may be issued shall not exceed the <br /> percentage of single family and cluster homes constructed, <br /> plus 25% <br /> 9. That a road shown on plan as North Innsbruck Drive be <br /> changed to Palmer Drive; <br />
