There is a relatively high accident rate in the area of <br />the proposed rezoning and such proposed rezoning would <br />create additional traffic problems in addition to those <br />currently existing: <br /> <br />6. That the long range future planning for the downtown <br />New Brighton area would include planning for the area <br />in question and the proposed zoning oft:l1:e~parcel under <br />question would of necessity be an integral part crs~ch <br />plan. <br /> <br />NOW THEREFORE BE IT F'tJR'I'HER RESOLVED, That rezoning <br />application R-83 be and is hereby denied for the following reasons: <br /> <br />1. The proposed zoning is not compa.tible with the area. <br /> <br />2. The proposed zoning would have detrimental effects on <br />property values in the area. <br /> <br />3. The proposed zoning would constitute spot rezoning. <br /> <br />4. The proposed zoning is not in cDnformance with the <br />proposed land use plan. <br /> <br />5. The proposed zoning would create additional traffic <br />problems in addition to the one currently existing. <br /> <br />6. The consideration of rezoning is premature and should <br />not be considered until such time as consideration is <br />given to the long range future planning for the downtown <br />New Brighton. <br /> <br />7.
