". ~ -2- ; '" ... .. ~ BE IT FURTHER RESOLVED, That the application for PRD #26 is and hereby approved subject to the following conditions: l. That emergency and maintenance access easements be provided to permit direct access to the common areas. 2. That all grading, drainage, utilities and fire hydrants be subject to approval of the city engineer. 3. That the access easement to the common area be marked. 4. That the proposed street and cul-de-sac be platted with the dimensions shown on the preliminary pl~t. 5. That the applicant provide a five-foot snow storage easement for all lots adjacent to the proposed street cul-de-sac. 6. That housing shall be designed to provide for a variety of architectural styles and that no one floor plan shall occur on over 30% of the lots. 7. That the common area be landscaped or at least graded to the point that all hazardous material (cement, reinforcing rods, etc. ) will be buried sufficiently deep to eliminate all future hazards from this material. 8. That a homeowners assoqiation .be established and that common area be encumbered in such a way that the taxes will be assessed with the homeowners property to eliminate the possibility that the common area could revert to the city because of non-payment of 'taxes. 9. That the contractor clean up all debris and litter from the site as soon as is feasible. 10. That a walkpath easement be established on the northern border line of PRD #26.
