<br />". <br />~ -2- ; '" <br />... .. <br />~ <br />BE IT FURTHER RESOLVED, That the application for PRD #26 <br />is and hereby approved subject to the following conditions: <br />l. That emergency and maintenance access easements <br /> be provided to permit direct access to the common <br /> areas. <br />2. That all grading, drainage, utilities and fire <br /> hydrants be subject to approval of the city engineer. <br />3. That the access easement to the common area be marked. <br />4. That the proposed street and cul-de-sac be platted <br /> with the dimensions shown on the preliminary pl~t. <br />5. That the applicant provide a five-foot snow storage <br /> easement for all lots adjacent to the proposed <br /> street cul-de-sac. <br />6. That housing shall be designed to provide for a <br /> variety of architectural styles and that no one floor <br /> plan shall occur on over 30% of the lots. <br />7. That the common area be landscaped or at least graded <br /> to the point that all hazardous material (cement, <br /> reinforcing rods, etc. ) will be buried sufficiently <br /> deep to eliminate all future hazards from this material. <br />8. That a homeowners assoqiation .be established and that <br /> common area be encumbered in such a way that the taxes <br /> will be assessed with the homeowners property to <br /> eliminate the possibility that the common area could <br /> revert to the city because of non-payment of 'taxes. <br />9. That the contractor clean up all debris and litter <br /> from the site as soon as is feasible. <br />10.
