<br />J <br />-... <br />.~.. <br /> l" '\ <br />" <br /> -2- <br />BE IT FURTHER RESOLVED, That the application f.Qr PRD #25 is <br />and hereby approved subject to the following conditions: <br />I. That an emergency and maintenance access easement be <br /> provided to permit access to the common grea. <br />2. That all grading, drainage, utilities and fire hydrants <br /> be subject to approval of the city engineer. <br />3. That the application provide an easement for the oil <br /> pipeline acceptable to the City Council prior to <br /> approval of the final PRD. <br />4. That all boundary line setbacks be observed. <br />5. That the access easement to the common area be marked. <br />6. That the housing shall be designed to provide for a <br /> variety of architectural styles and that no one floor <br /> plan shall occur on over 30% of the homes within the <br /> PRD. <br />7. That the area be graded to allow for complete run-off <br /> into the proposed sewer and that the sewer be extended <br /> into the common area. <br />8. That the common area be landscaped or at least graded <br /> to the point that all hazardous material (cement, <br /> reinforcing rods, etc. ) will be buried sufficiently <br /> deep to eliminate all future hazards from this material. <br />9. That a homeowners association be established and that <br /> common area be encumbered in such a way that the <br /> taxes will be assessed with the homeowners property to <br /> eliminate the possibility that the common area could <br /> revert to the city because of non-payment of taxes. <br />10. That the proposed grading and sewer will handle water <br /> situations for the entire area, and that the completed <br /> project will meet all proposals. <br />II. That the contractor see that all clean up ordinanG€s <br /> will be followed and all debris and litter will be <br /> removed from the site as soon as is feasible. <br />12. That the pipeline location be defined and will not <br /> create any problems to the builder or residents. <br />13.
