Approved <br />• City Council adopted Resolution 07-044 on May 8, 2007, which established a Comprehensive <br />Sign Plan for all signage within the Brighton Village Development. <br />Schiferl inquired if there should be language to prevent abuse of this proposal. Gundlach replied <br />that she reviews all sign proposals and would strictly enforce the amendment to prevent abuse. <br />O'Brien asked if the raceway is necessary to avoid the gas lines. Katie Viere, Property Manager, <br />replied that the raceway would allow the sign to avoid the gas lines and a roof scupper. Zisla <br />stated that the development group from Kraus Anderson helped design the sign guidelines for the <br />property and the Commission is frustrated that they failed to follow their own guidelines. <br />Schiferl asked what would happen if the proposal is not approved. Gundlach replied a raceway <br />sign would not be allowed. Howard asked if any other tenants would be able to use raceways. <br />Gundlach replied the proposal limits raceways to areas of the building that cannot sustain <br />individual letters. <br />Danger stated that he would like to have Kraus Anderson see if it is feasible to move the gas <br />lines into the building, which would eliminate the need for this proposal. Viere stated that has <br />been discussed and added there is no agreement with the tenant to place signs on both sides of <br />the building and that if the proposal wasn't approved the back sign would not be put up. Danger <br />also asked if there are smaller letters that could be placed in front of the gas lines. Viere stated <br />that due to the roof scupper the sign needs to be away from the building. <br />• O'Brien asked why the scupper is there when it is normally at the low part of the roof. Viere <br />replied that is an overflow scupper and comes thru the wall. He asked how far out the sign will <br />project. Viere was not sure how far out it would extend. <br />Motion by Baker, second by O'Brien to CLOSE THE PUBLIC HEARING. <br />7 ayes, 0 nays. MOTION APPROVED. <br />Schiferl stated this is not a City problem since the applicant wrote their sign code. Howard asked <br />if the Commission could ask them to look at moving the gas lines inside. There were some <br />discussions regarding the size and dimensions of the sign and how far the raceway would project <br />from the building's fagade. <br />Motion by O'Keefe, second by Danger to ADOPT THE RESOLUTION PROVIDED APPROVING AN <br />AMENDMENT TO THE BRIGHTON VILLAGE COMPREHENSIVE SIGN PLAN, DOCUMENTED PER <br />SP2007-002, WITH THE FOLLOWING CONDITION: <br />1. The sign must hide the bracket. <br />3 ayes, 4 nays. MOTION FAILS. <br />The Commissioners discussed in some length the need to have a motion to deny or to reopen the <br />Public Hearing. <br />Motion by Baker, second by Zisla, to REOPEN THE PUBLIC HEARING, CONTINUE THE HEARING <br />UNTIL THE JULY MEETING AND RECOMMEND TO THE APPLICANT TO ELIMINATE THE NEED FOR <br />SPECIAL SIGNAGE. <br />6 ayes, 1 nay. MOTION APPROVED. <br />
