Staff finds this criterion does not apply as the entire area is fully developed. <br />d. That adequate utilities, access roads, drainage and/or necessary facilities have been or <br />are being provided. <br />Staff finds this criterion to be met and the access to the lot will not be impacted by the <br />proposed garage. <br />e. That the special use shall, in all other respects, conform to the applicable regulations <br />of the district in which it located. <br />Staff finds this criterion to be met. The proposed garage addition meets all required <br />setbacks and will not place the lot out of compliance with impervious surface (504%), <br />structural coverage (30%), or height standards (30'). Further, an existing <br />noncompliant side yard setback will be eliminated with removal of the existing <br />detached garage. <br />In closing, staff has determined the proposed garage addition meets all Special Use Permit <br />standards. <br />STAFF RECOMMENDATION <br />Adopt the attached Resolution recommending approval of the Special Use Permit, subject to the <br />following conditions: <br />1.
