No public testimony was given. The Commission voted to approve the request as
submitted, in accordance with the staff recommendation.
Financial Impact: Not applicable
Explanation: The applicant is requesting a Special Use Permit to allow an amendment to the existing
Comprehensive Sign Plan governing allowed signage at 900 Long Lake Road. The amendment would
consist of allowing a wall -mounted sign on the south fagade of the building. The proposed sign would
be 73 SF and no other wall signs are either existing or proposed on this fagade of the building. Other
signs on the site include two ground signs: one facing Long Lake Road and one facing I-694, and one
wall mounted sign on the western fagade. This site is particularly unique in that street frontage exists on
three of the four sides.
This site was developed in 1993 through a Planned Unit Development. At the time of PUD approval a
Special Use Permit was approved allowing for establishment of a Comprehensive Sign Plan.
Establishment of the Comprehensive Sign Plan was part of the PUD approval. This site was more than
likely considered a "renewal area" under Section 9-041 (1). A Special Use Permit is required to approve
any amendments to the Comprehensive Sign Plan.
Staff and the Planning Commission considered the request against the Comprehensive Sign Plan
standards of Section 9-041 and the Special Use standards of Section 8-130. A written analysis of
conformance with these regulations is provided in the Planning Report, attached to this memo. In
summary, staff has determined all criteria have been met.
The following are attached for reference: A) Resolution, B) Planning Report & Exhibits dated 9/8/08.
Costs and Funding: Not applicable
Janice Gundlach
,City Planner,
