• <br />• <br />MOMENTUM <br />D E S I G N <br />G R O U P <br />November 5, 2008 <br />Janice Gundlach, Planner <br />City of New Brighton <br />803 Old Highway 8 Northwest <br />New Brighton, MN 55112-2792 <br />RE: Hollywood Video Site Plan Approval <br />SP2008-006, SP2008-007, LP2008-002, Resolution 08-049 <br />Janice: <br />Thank you for placing our project extension request on the Consent Agenda for the November 11th, City <br />Council Meeting. <br />We are requesting an extension to our approval because we are concerned with the current state of our <br />economy, the precarious balance sheet of Hollywood Video/Movie Gallery, and the delays from <br />Hollywood Entertainment corporate office in making a decision regarding the future of this store. <br />When we submitted this plan for approval, we were planning for an immediate need to re -tenant our <br />building. Hollywood Entertainment had just filed for Chapter 11 Bankruptcy protection and was <br />determining which stores to close. As time progressed with our submittal and their bankruptcy <br />decisions, we were fortunate to be spared the store closure in the short term, with Hollywood Video <br />wishing to remain in our location until the lease ends in early 2009. <br />Our hope for this location is that Hollywood Video will wish to renew their lease with us in 2009, but we <br />very much need to keep our options available for the next six months if they decide to close more <br />stores. This approval allows us to be more marketable to other potential tenants if Hollywood Video <br />goes dark. Our ultimate hope is to retain or attract a Class A tenant for this very visible location in New <br />Brighton, in keeping with the newly improved look of this part of the city. <br />Thank you for your consideration.
