amendments to the Zoning Code. One topic that has been consistently mentioned during Commission <br />meetings is a requirement the adequate space is provided for recycling receptacles. It may also be <br />appropriate to consider whether the current setback and parking standards are appropriate in light of <br />recent projects. Lastly, there has been some discussion about the amount of time the Planning <br />Commission takes to process land use applications. Since the beginning of 2006, the Commission has <br />processed approximately 87 land use/zoning projects (this number does not include city -initiated <br />requests). 75 of these requests (or 86%) received recommendations from the Commission in only one <br />meeting. The remaining 12 were processed in three or less meetings. As for these delays, the <br />overwhelming majority of them occur to create an opportunity to address an issue that is getting in the <br />way of approval. In the long run, most delays/continuances help the applicant as well as the occasional <br />neighbor who raises issues the applicant does not adequately address in the first instance. <br />The Commission is cognizant of processing land use requests in a timely manner and I believe the <br />Commission's track record supports this statement.
