Jacobson <br />Director of Public Safety <br />City of New Brighton <br />803 Old Highway 8 NW <br />New Brighton, MN 55112 <br />Mr. Jacobson, <br />As requested and required, we are submitting the following information for your review. <br />The following Mitigation Plan outlines the steps we are taking to restructure these <br />properties so that they will be a standard or "better than standard" example of a rental <br />location. <br />We have concentrated our efforts in the following two (2) areas: <br />I. Residential Screening and Conduct <br />2. Physical Improvements and Grounds Management <br />0 Residential Screening and Conduct <br />• All applicants aged at least 18, must submit an application, Photo ID, and non- <br />refundable deposit for background check at time of submitting their application. <br />This applies to all applicants regardless of marital status. <br />• Criminal background and Rental History are both checked for offenses or <br />nonpayment, which are indicators of adverse behavior. <br />• All applicants are required to have deposit for security. <br />• Interview with applicant includes job history and current employment status. <br />• All residents are required to review and initial property rules at time of lease <br />signing. These cover violations of any and all lease provisions or additional. <br />Conduct requirements that are outlined in our rental agreement. <br />• We continue working with local authorities on issues with problem tenants and <br />have significantly reduced the number of tenant violations and issues. <br />Current Implementations <br />• Regular upkeep of housekeeping, including landscape and common areas by <br />hiring an attendant for each building. <br />• Lawn care and snow removal are completed on a regular basis. <br />• Daily physical inspection of all areas of Common Areas in order to keep updated <br />on any physical damage which could cause the buildings to become an "eyesore" <br />in the community <br />
