<br />I <br /> <br />To: Mayor of City of New Brighton & Members of the City Council <br />January 26, 1982, page 2 <br /> <br />Any "down zoning" of this property shall adversely affect the value and the <br />marketability of this property in the future should a sale become necessary. <br />Certainly, one would not expect a very high demand for a single family home <br />buyer to be interested in this property, not only because of the economics <br />involved to convert, but also because of the heavy traffic on Silver Lake <br />Road. <br /> <br />I understand through a conversation which our Vice President, Carol Weber, <br />has had today with Ms. Joan Archer, City Planner, that this "down zoning" <br />would not restrict us from selling the property to another office user and <br />that we would not need any permission or approval from the City Councilor <br />any other municipal body but that the only time the property would revert to <br />residential use is if 50% of the building is damaged by fire. If this is <br />true, I wonder what the City has to gain by going through the procedure of <br />"down zoning" the property, since, hopefully, a major fire has limited pro- <br />bability of occurring. Nevertheless, the possibility of a major fire occur- <br />ring wherein we would be forced to relocate rather than rebuild substantially <br />reduces the current value of the property and the value to any future pur- <br />chaser.
