Fran stated <br />the property was well suited to Heavy Industrial <br />use, the property was bought and developed on <br />reliance of existing zoning, that property value <br />loss would result and that they could find no <br />compelling reason to rezone these properties. <br /> <br />Mr. Tom Doten, representing Bell Lumber and Pole <br />Company presented a letter re~arding the Bell <br />Pole business. <br /> <br />The Mayor with consent of the Council directed <br />receipt of the letter from Mr. Doten. <br /> <br />Mr. Doten stated that he felt there use was <br />Heavy Industrial in nature and that while the City <br />staff had indicated their opinion that their use <br />was Light Industrial they felt a rezoning could <br />hamper them in that their major u.s. competitor <br />and neighbor would remain in a Heavy Industrial <br />classification which would place Bell Pole and <br />Lumber at a competitive loss. Mr. Doten requested <br />that the zoning not be changed. <br /> <br />Hr. Arnel Beckman, owner of Arnel Oil Company, <br />presented the Council with a letter requesting <br />~hat his zoning remain Heavy Industrial. <br /> <br />The Mayor with consent of the Council directed <br />receipt of the letter from Arnel Beckman. <br /> <br />Mr. Beckman noted that he had purchased his property <br />because the Fire Marshall had told him he required <br />a Heavy Industrial area. Nr. Beckman stated that <br />he was constantly looking at all the new technology <br />and how that may affect his business and that he <br />would ask the Council to take a good look at his <br />location and that he would like a better reason to <br />rezone his property than for the betterment of <br />the community as was told to him by the Planning <br />Commission. <br /> <br />Mayor Harcus asked staff what the Planning Commission <br />reason was for the rezoning. <br /> <br />Joan Archer, City Planner, stated that the comprehensive <br />Plan had been developed over a number of years by both <br />the Planning COD@ission and City Coucnil and was finally <br />adopted by the City Council in January of 1981. Ms. Archer <br />stated that the Planning Commission and City Council had <br />long been discussing this particular area and was concerned <br />with the compatability of land uses and the desire to <br />protect all of the land uses and their property values. <br /> <br />-14- <br />
