I I November 5. 1979 To the City of New Brighton: We would like to request the New Brighton City Council and Plan- ning Commission to grant us three variances on the property at 2303 14th Street N.W. This property is zoned R-2 and is directly adjacent to an R-1 district on the west. We would like to be granted a variance for an 0 lot line to allow two seperate owners. We feel this type of ownership shall provide both the obvious economic advantage to the owners and an advan- tage to the city in that an owner occupant will maintain the property more in character with the immediately surrounding homes. An owner occupant is also more likely to be concerned and involved with their community. In line with this request we feel a 30' set back on the west half of the property (adjacent to the R-1 district) creates a unique circumstance and an undue hardship on an owner. Therefore. we ask for a variance of 2'6" to allow us to place this home on the lot. They must provide both a large side yard set back on the east side (between the house and street) and an even larger set back between the individually owned homes and the R-1 district. 1. undue hardship 2J both corner lot set back 2. unique circumstances and set back bwtween R-1 3. applying to property and R-2 district. I have enclosed a copy of the "Declaration of Covenants. Conditions. and Restrictions" used in Lakeville which I feel could be easily applied to this property in New Brighton.
