<br />~, ,~ <br /> <br />to. <br /> <br />RESOLUTION No. 02-059 <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br /> <br />RESOLUTION MAKING FINDINGS OF FACT AND APPROVING A PRELIMINARY CONCEPT REVIEW <br />OF PRD02-002. <br /> <br />iWHEREAS, an application for a Planned Residential Development has been made by Humphrey <br />;: Engineering to construct a 20 unit townhome development <br /> <br />,WHEREAS, the procedural history of the application is as follows: <br /> <br />1. An application for a Planned Residential Development, Preliminary Plat, and Site Plan <br />Review was filed with the City of New Brighton on June 28, 2002 <br /> <br />2. The Planning Commission, pursuant to published and mailed notices, held a public <br />hearing on July 16, 2002, and all persons present at the hearing were given an <br />opportunity to be heard. The Planning Commission considered the plans and <br />recommended approval subject to conditions (Vote: 5-1) <br /> <br />3. The City Council considered the Planning Commission's recommendation and voted on <br />July 23, 2002 to approve the applications. <br /> <br />N ow THEREFORE BE IT RESOLVED, the City Council makes the following Findings of Fact in <br />respect to PRD02-002 LP02-009, PL02-004: <br /> <br />1. The site is zoned R-3B. <br /> <br />2. Under a Planned Residential Development preliminary approval process, increased <br />density, height limitations, and land uses are reviewed and considered. <br /> <br />3. The proposed maximum height ofthe new buildings will be 24 feet at the highest <br />point. <br /> <br />4. The application has gone through the PRD Review Process and the Planning <br />Commission recommended Preliminary Review approval to the City Council. <br /> <br />5. The proposed units for the PRD include 20 proposed townhome units. <br /> <br />6. The City Council found the proposed PRD application to be within the guidelines <br />set forth in the City Code for preliminary concept approval. <br /> <br />,: 1:\SHARED\COUNCIL\Resolutions\2002\Comm Dev\PRD02-002~PRELlMINARY.doc <br />
