The installation of the details was poor and significant <br />ponding would require removal of approximately one-quarter of the roof membrane to install tapered <br />insulation. It is our opinion that the City would be best served by replacing the roof membrane. The <br />following are some figures to assist you in making a decision. <br />PRELIMINARY OPINION OF PROBABLE REPAIR COST <br />Adding roof edge strain relief and securement 920 If @ $30_____________________________ $ 28,000 <br />Replace 25% of roof and add insulation to improve drainage____________________________ $ 85,000 <br />Replace walkway pavers (approximately 2,000 sf)....... ....... 16,000 <br />$129,000 <br />This is a fairly large investment into a roof system that is near or has exceeded its design life. <br />Preliminary opinion of probable replacement cost for a <br />ballasted EPDM roof system including 10% existing insulation <br />replacement, tapered insulation, not including raising rooftop units $310,000 <br />Preliminary opinion of probable cost for mechanical work,_,.. ...,,,_„ ...........................$ 40,000 <br />Preliminary opinion of probable construction cost including all new and <br />tapered insulation for a built-up roof system ............................................. ......................$500,000 <br />REMARKS <br />This report is a summary of our pre -design survey.
