PLANNING REPORT <br />• DATE: July 15, 2009 <br />CASE: SP2009-002 <br />SUBJECT: Special Use Permit to Allow and Amendment to the Existing <br />Comprehensive Sign Plan for Main Street Village, Allowing an Additional <br />Ground Sign <br />APPLICANT: CU Companies <br />REQUEST & BACKGROUND <br />The applicant is requesting an amendment to the previously approved, and several times <br />amended, Comprehensive Sign Plan governing allowed signage at Main Street Village. <br />Specifically, the proposed amendment would allow erection of a ground sign at the southeast <br />corner of the CU Companies property for the benefit of CU Companies. The proposed sign <br />measures 7' x 10' 6" or 73.5 SF with a graphic area of 4.5' x 8' or 36 SF. The proposed location <br />at the southeast corner of 500 Main Street is setback 10' from Main Street and approximately 5' <br />from County Road E2. Worth noting, the undeveloped right-of-way on County Road E2 is <br />nearly 25' meaning the proposed sign would be setback 30' from the curb of County Road E2. <br />The Comprehensive Sign Plan for Main Street Village has been amended many times. <br />Amendments were anticipated at the time the original sign plan was drafted, as it wasn't fully <br />known what sign needs would arise as the property developed and became occupied. <br />Interestingly, up until November of 2008 the development did not have any ground signs. The <br />City Council approved a ground sign for the New Brighton Post Office, facing 5th Avenue NW, <br />on November 25, 2008.
