PHASE THREE OF BRIGHTON CORPORATE PARK II. <br /> <br />i j <br /> <br />WHEREAS, an application for an amended Planned Unit Development has been made by <br />J ndustrial Equities Group; and <br /> <br />WHEREAS, the procedural history ofthe application for a nonconforming use pennit is as <br />. follows: <br />1. <br /> <br />2. <br /> <br />An application for the amended PUD was filed with the City of New Brighton on May <br />28, 1999. <br />The Planning Commission, pursuant to published and mailed notices, held a public <br />hearing on June 15, 1999, and all persons present at the hearing were given an <br />opportunity to be heard. The Planning Commission unanimously recommended <br />approval of request subject to conditions. <br />On June 22, 1999 the City Council considered the proposed amended PUDM6; and <br /> <br />: i <br />, <br /> <br />3. <br /> <br />NOW, THEREFORE BE IT RESOLVED, the City Council makes the following Findings of Fact in <br />. respect to amended PUD-6, Phase Three: <br /> <br />1. The subject site is zoned 1M2, Heavy Industrial. <br />2. The overall PUD site is 15.3 acres in size with the Phase Three ofthe PUD being 6.11 <br />acres in size. <br />3. An additional 1.70 acre lot is added to the overall PUDM6 <br />4. The subject site is also identified as the Brighton Corporate Park 11 site, part of a large <br />industrial park which the City began redeveloping in 1988. <br />5. The surrounding land uses include industrial uses to the north and west, railroad right- <br />of-way to the south, and Ip35W to the east. <br />6. The proposed PUD is consistent with the City's Comprehensive Plan which states the <br />subject site should be developed as an industrial park with clean, modern, and <br />attractive facilities, and further encourages the redevelopment of such marginally used <br />industrial areas with intensive industrial parks having a high level of aesthetic quality. <br />7. The building and site design for proposed PUD~6, Phase Three would be compatible <br />with and compliment surrounding land uses. <br /> <br />BE IT FURTHER RESOLVED, the Planning Commission of the City of New Brighton recommends <br />approval of amended PUD-6, Phase Three, subject to the following conditions: <br /> <br />1. Approval and continuing compliance with PUD-6 and PL-253. <br />2. The proposed grading plan shall be subject to review and approval of the City Engineer. <br />3. Continuing Compliance with Rice Creek Watershed District Pennit 96-72. <br />4. Perimeter curbing be installed around the off-street parking area and drive-aisles. <br />5. All off-street parking and drive areas be paved with bituminous surface. <br />6. OffMstreet parking stalls must be striped with white or yellow painted lines, not Jess than <br />four (4) inches wide. <br />7. The landscaping plans shall be installed per the submitted plans dated May 1999 <br />8. Per Section 7-230 h.l (PUD regulations), building setback for building #5 shall be 25-feet <br />from the right-of-way for 1 st Street NW. A sidewalk shall be provided along 1 st Street to <br /> <br />, <br />. , <br />
