That the special use will not be injurious to the use and enjoyment of other property in <br />the immediate vicinity for the purposes already permitted, nor substantially diminish and <br />impair property values within the neighborhood. <br />That the establishment of the special use will not impede the normal and orderly <br />development and improvement of the surrounding property for uses permitted in the <br />district. <br />41 That adequate utilities, access roads, drainage and/or necessary facilities have been or are <br />being provided. <br />That the special use shall in all other respects conform to the applicable regulations of the <br />district in which it is located. <br />8. 11 ie Planning Commission and City Council found all Special Use Permit criteria of Sections <br />530 and Section 8-130 to be met due to the following factors: <br />The exterior materials and colors will match the existing garage and compliment the <br />home. <br />The proposed roof will tie into the exiting garage's roof line. <br />No one has expressed opposition to the request. <br />d. The applicant intends to use the garage for personal and not commercial uses. <br />d. Adequate separation and a pond exists between the proposed structure and the nearest <br />and most affected residence. <br />Adequate vegetation exists to screen the garage addition. <br />The existing driveway facilities will serve the addition. <br />All other zoning standards with regard to setbacks, hardcover, structural coverage, <br />building height, etc. have been met. <br />No THEREFORE BE IT RESOLVED, that based upon the above findings of fact the application <br />r a Special Use Permit (SP2009-004) is hereby approved, subject to the following <br />nditions: <br />1 Ie applicant agrees to not conduct a home occupation within the garage structure. <br />2. ie exterior materials are consistent with the existing detached garage structure and <br />mpliment the home. <br />3.
