116 The Tenant will not be able to utilizethe City of New Brighton's outgoing mail drop. <br />12.7 GOVERNING LAW. The laws of the State of Minnesota. shallg overn the <br />interpretation, validity, performance and enforcement of this Lease. <br />12.8 NOTICES: Any notice that is required under this Lease shall be deemed "givers" upon <br />hand delivery or three (3) days after prepaid posting in the U.S. Mail which shall first occur. The heading, section numbers and article numbers appearing in this <br />Lease are not intended in any manner to define, limit or describe the scope of any such section or <br />article And are solely inserted for ready reference purposes. <br />12.8 PRONOUNS. As utilized in this Lease, the "singular pronouns shall include the <br />"plural' ; and the "masculine" shall include the "feminine" and the "neuter" and vice versa,,unless a <br />contrary intent specifically appears. <br />12.9 ASSIGNMENT AND SUBLETTING Tenant will not assign this lease and will not <br />sublet any part of said premises without the consent in writing of the Landlord. Tenant hereby agrees <br />that if the Tenant shall be declared bankrupt, shall have a receiver appointed of its property, shall <br />make an assignment for benefit of its creditors, or its rights hereunder shall be taken under execution, <br />it shall be construed asan assignment of this lease within the meaning hereof. <br />12 <br />
