ROSEVILLE PROPERTIES <br />0 MANAGEMENT BROKERAGE DEVELOPMENT <br />To whom it may concern: <br />Abdallah Kadid is leasing a suite from Roseville Properties, LLC at 855 SW Third St, New Brighton, MN <br />55112 for use as an auto sales, repair, and detailing facility. Roseville Properties Management Company <br />(RPMC) currently manages in excess of 3 million square feet of varied commercial space and apartments. <br />Certain questions have arisen about the parking needs of Abdalla's enterprise and how they may be <br />met. This letter will hopefully address those concerns. <br />Abdallah will be operating out of suite 1, the end suite, at 855 SW Third St. The end suites have <br />• additional parking already allotted to them simply because of the way the buildings are situated on the <br />land. Abdallah has been allotted five parking spaces in the front of the building and have the option to <br />park another five vehicles outside the back garage of the space. In addition to those ten parking spots <br />the adjacent tenant only uses their warehouse space for storage of equipment that is used three or four <br />times a year, so they have virtually no parking need. Due to the neighboring tenant's patterns of use <br />Abdallah will have access to additional parking most of the time. <br />Furthermore, as the landlord and ownership group of this business park we would not want to allow any <br />tenant to hamper the any future opportunities by having a burdensome parking need.
