•Of BRM Or cfty that Works frrr yrev Memo Date: March 11, 2010 To: Planning Commission IA From: Janice Gundlach, City Planner-" Subject: SP2010-001: Abdallah Kadid Special Use Permit The Special Use Permit request from last month's agenda concerning Abdallah Kadid's automotive detailing business was tabled at the applicants request to allow for additional time to examine the mechanical requirements. Mr. Kadid wishes to move forward and has submitted revised materials to support his request. Because very little has changed since the last Planning Report, rather than drafting a new report staff offers the following new information: • Mr. Kadid wishes to change locations to 833 3rd ST SW, Suite #1. This building is within the same Roseville Properties development, which is zoned for industrial uses. The building is exactly the same in layout and size as the pervious location (855 3`d ST SW). Staff prepared updated legal notices and neighborhood notices to reflect the revised location. Staff has not heard any concerns with the new location. • A revised narrative has been provided. The specifics of Mr. Kadid's business remain unchanged. • Photos of the new location are attached. The new location fronts on Old Highway 8 SW and will provide for better visibility for the applicant. Additionally, 2 more surface parking spaces are provided with this location because an additional row of surface parking exists on this site. The use was and continues to be adequately parked. • A revised floor plan has been submitted. The space will stay at 3,000 SF, roughly half of which will be used for office/waiting space with the other half used as a vehicle work space. • Mr. Kadid has met with the Building Official and understands the necessary mechanical updates that will need to be made to the building. Specifically, air exchange will need to be provided because vehicles will be brought within the building. Mr. Kadid is prepared to make the costly improvements.
