All other charges to be .paid by. Tenant pursuant to the <br />provisions of Article VI . this Lease shall be designated as. "additional rent". Subject to the <br />provisions of section 10.1 of this Lease, failure of Tenant to pay "additional rent" shall give <br />Landlord the right to declare an event of default. Invoices for Additional rent will be provided by <br />Landlord to Tenant at the conclusion of each calendar year quarter during the Term of this lease. <br />In addition, Tenant shall pay to Landlord the amounts shown on Exhibit B each month for the <br />first six months of this lease, representing the cost of the Initial Improvements, commencing May <br />1, 2010, and on the first day of each month thereafter until October 1, 2010, subject to the <br />provisions of section 2. 1, above. The amounts shown on Exhibit B are based on an assumed cost <br />of $20,079.00 for the Initial Improvements. If the. out -of -pocket costs of constructing the Initial <br />Improvements are less than $20,079.00, the payments shall be reduced accordingly, based on a <br />six month amortization schedule at the rate of 2.50% annual interest. <br />2.3 RENT .DELINQUENCIES. Interest accrual and disputes regarding payment <br />shall be governed by the provisions of Minnesota Statutes Section 471.425. <br />ARTICLE III - USE OF PREMISES <br />3.1 TENANTS USE. During the term of this Lease, the Leased Space shall be used <br />solely for the purpose of offering WIC Services for families, as well as the non-exclusive right to <br />use the hallway outside of the Leased Space for representatives of social service programs to talk <br />to WIC participants, and for no other purposes without prior written consent of Landlord <br />3.2 COMPLIANCE WITH LAWS AND REGULATIONS. <br />(a) The parties will at all times during the term hereof maintain and conduct their <br />3 <br />
