percentage figure shall be multiplied by the previous year's rent. City shall be responsible <br />for communicating all rental increases to the Tenant. Rent shall be payable to the City at <br />the following address: 803 Old Highway 8 N.W., New Brighton, MN 55112; Attention <br />Finance Director. Along with Rent, Tenant shall pay the City a $1,000.00 fee for review of <br />the site plans and negotiation of this Agreement. <br />4. Facilities. The installation and construction of the Facilities shall conform with all City <br />codes and state and federal regulations. Prior to installation of the Facilities, Tenant must <br />obtain all necessary approvals from governmental agencies. Additions to the Facilities <br />shall be subject to the City's prior written approval, which will not be unreasonably <br />withheld. <br />5. interference. The Facilities must be installed and maintained in accordance with FCC <br />regulations and requirements at Tenant's sole expense, and must not cause any interference <br />with any other communications equipment installed on the Property. If any such <br />interference occurs, Tenant shall diligently pursue a cure to remove or satisfactorily <br />attenuate the interference. If such interference cannot be cured or satisfactorily attenuated <br />within five (5) days after demand by the City, Tenant shall immediately stop using its <br />equipment, except for brief testing periods to cure the interference, if requested in writing <br />by the City to do so. <br />6. Operation and Maintenance of Facilities. Tenant shall comply with all applicable laws, <br />ordinances, regulations, requirements and rules with respect to the installation, use, <br />maintenance, inspection and operation of the Facilities. Tenant shall bear all costs and <br />expenses of installation, inspection and maintenance of the Facilities, and shall bear all the <br />costs and expenses of modification to and repair of the Facilities.
