The demolition of the garage and associated pavement patching will allow the front yard <br />parking lot setback adjacent to I' AVE NW to increase to 15' where 0' exists and 30' is <br />normally required. <br />The extent of the nonconformities felt by the neighbors will be reduced as fewer cars will <br />need to park on the street. <br />OW HEREFORE BE IT RESOLVED, that based upon the above findings of fact the application for <br />a N conforming Use Permit (NC2010-002) is hereby approved, subject to the following: <br />1. ollowing removal of the northerly detached garage structure, the following site <br />provements shall be made: <br />The pavement is patched and resurfaced in a manner that maintains positive drainage. <br />The parking area is revised to meet a 15' front yard setback (adjacent to I AVE NW). <br />The northerly parking area is re -striped to provide for 75 surface parking stalls. <br />2. f future curbing or sidewalk improvements are made to the parking area between the <br />ildings and I -35W, the parking lot is reconstructed to meet a 5' setback from the rear (or <br />stern, north/south) lot line. <br />3. he southerly located detached garage structure is repaired in that the exterior siding and <br />ors are cleaned and repainted as needed. <br />this 25th day of May, 2010. <br />J _ <br />YS <br />J <br />t.A. ai , Di �ector of Finance <br />port Services E City Clerk <br />Dave J�76obsen, Mayor <br />(Bethel College) - RESOLUTION.doc <br />
