<br />J i , <br /> <br />" - <br /> <br />RESOLUTION No. 01-055 <br />CITY OF NEW BRIGHTON <br /> <br />RESOLUTION MAKING FINDINGS OF FACT AND APPROVAL OF PL 01-02. <br /> <br />WHEREAS, an application for a Minor Subdivision has been made by Larry Beach to split a lot at 30 <br />12th Avenue NW; and <br />Per Chapter 26 - Subdivisions of the New Brighton Ordinance, lot splits are required to bave a <br />public hearing in front of the City Council, and <br /> <br />WHEREAS, the procedural history of the application is as follows: <br /> <br />1. An application for a minor subdivision was filed with the City of New Brighton on May 18, <br />2001; <br />2. Thirty-six (40) letters were sent to the surrounding property owners within 350 feet of the <br />subject properties notifying them of the proposed split and public hearing; <br />3. Notice of Public Hearing was published in the New Brighton Bulletin. <br />4. The City Council held a Public Hearing and considered the proposal at its June 26, 2001 <br />meeting; and <br /> <br />NoW THEREFORE BE IT RESOLVED, the City Council makes the following Findings of Fact in respect <br />to PL 01-02: <br /> <br />1. The subject site is zoned R-I, Single Family Residential. <br />2. The resulting lot splits will add two additional residential lots in the City. <br />3. The resulting split will not create any non-conformities with the Zoning Code. <br />4. As specified in Section 26-31(5) of the New Brighton City Code, the City Council held a <br />Public Hearing <br />5. The site is proposed to be divided into three parcels: <br /> <br />Lot 1 will be 10,776 square feet; <br />Lot 2 will be 10,768 square feet; and, <br />Lot 3 will be 11,380 square feet. <br /> <br />BE IT FURTHER RESOLVED, that based upon the above findings of fact, the application PL 01-02 is <br />hereby approved. <br /> <br />Adopted this 26th day of June, 2001. <br /> <br />skw-~ <br /> <br />Steve Larson, Mayor <br /> <br />~tyManage' <br /> <br />\\ TIEST~ ... <br />t~) ..~.
