Mitigation Plan--Silverlake Flats <br /> 2090-2160 County Rd E <br /> December 2010 <br /> City of New Brighton <br /> 803 Old Highway 8 NW <br /> New Brighton, MN 55112 <br /> We continue to concentrate our efforts in the following three (3) areas: <br /> 1. Site and Unit improvements <br /> 2. Resident Screening and Conduct <br /> 3. New Tenant Screening <br /> Site and unit improvement <br /> • As units are "turned" over,we continue to install new upgrades in order to raise rents to current <br /> market values . A list of recent upgraded units is included below**. <br /> Site Standards <br /> • We review the site daily for damage, cleaning, and security issues. When noted,these items <br /> are written as "Work Orders" or"Violations" and given to maintenance or subcontractors to <br /> complete repairs. Miscellaneous damaged items are dealt with as damage and/or items in need <br /> of repair as noted. <br /> • Per the application that is attached, we require automobile information from each tenant. We <br /> have relatively few cars on site. In the past,we have had the city of New Brighton inspect the <br /> premise and ticket delinquent licensees. Parking lots on privately owned properties can request <br /> that police ticket unregistered vehicles upon owner's request. Any auto not in compliance for <br /> which we have no identified owner may be towed by Bobby and Steve's towing service. " Bobby <br /> and Steve's Towing" signs are located throughout the parking area. <br /> In addition to the activities mentioned above, we continue the following: <br /> • Regular daily housekeeping, including landscape and common areas. House keeping I <br /> building 2090 was changed due to daily items not being properly kept. <br /> • Daily physical inspection of all areas of Common Areas to note physical damage or other <br /> items that could cause the exterior to be an "eyesore". <br /> • Maintain office hours on site (10am-4pm) M-W-F <br /> • Monitor vehicles to ensure they are registered or otherwise identified. Two <br /> unregistered vehicle on site belong to Gerald Foster and are located on site for winter <br />
